ALTA Surveys in CT

Commercial real estate deals often involve millions of dollars. As a result, the risks to lenders and to others who are involved in the situation can be quite high. One way to considerably reduce those risks is by having an ALTA survey performed. ALTA surveys, which are also known as ALTA/ACSM land title surveys, are boundary surveys that are taken to a whole new level in terms of complexity and attention to detail. As a result, they also cost considerably more money. Their cost is greatly mitigated, however, by the benefits that they bring to land buyers, title insurers and others.

What is ALTA?
The term ALTA survey gets its name from one of the associations that endorses it: the American Land Title Association. An ALTA survey must meet the stringent standards of that organization, along with the standards of the American Congress on Surveying and Mapping, or ACSM. Unlike many regular land surveys, an ALTA survey is guaranteed to include a considerable number of data points that can be used to reduce the risk of those who are involved in various commercial property transactions. On top of that, an ALTA survey may be modified to include optional data points; there are nearly twenty additional data points that can be included in such a survey.

What is Included in an ALTA Survey
When a title company, lawyer, lending institution or other involved party requests an ALTA survey, they can expect several key points of data to be included in the final plat. More rigorous field data collection is par for the course with an ALTA survey; accuracy requirements tend to be considerably stricter, as well. An ALTA survey will reflect information about things like easements, rights of way, survey boundaries and the locations of all buildings. By providing this type of information, an ALTA survey makes it easier and less risky for a company to insure the title to the land in question.

Optional Field Data
One of the best benefits of "splurging" on an ALTA survey is that it can be customized to include a wide range of additional field data points. For instance, a customer can specify to have all parking lots shown on the survey; details like the total number of spaces, whether or not there are any handicapped spaces and the types of stripes that are used can be included. Another popular option is the vicinity map, which shows details about the surrounding area like highways, freeways and other major thoroughfares. If need be, the measured height of all of the buildings on the property can be provided as well; information about visible improvements of all kinds, like billboards and swimming pools, can also be included.

Why an ALTA Survey is Worth It

ALTA/ACSM land title surveys cost considerably more than regular land surveys. The exact cost will depend on the requirements of the client who is requesting it and with the complexity and size of the property that is being surveyed. Having in-depth information about a commercial property can dramatically decrease the risk for those who need to insure it or for those who are considering buying it. In the end, then, the added expense that goes along with the typical ALTA survey is generally more than worth it.
